Our standard contract encompasses all the duties of an agent as outlined in the RICS Service Charge Residential Management Code. How We Can Help You
Insurance
Clients should consider three main types of insurance: buildings, terrorism, and directors and officers. Buildings insurance is crucial for protecting against accidental damage costs. Leasehold properties typically require a communal policy covering the main structure and communal areas, while leaseholders insure their own contents. For estates or private roads, communal areas like gates and walls usually need insurance. We ensure insurance aligns with lease/deed responsibilities and that reinstatement cost assessments are regularly done.
Maintenance
We prioritise keeping your property in top condition through prompt and high-quality day-to-day maintenance. Regular inspections help us monitor building and grounds conditions, ensuring high standards are maintained. By addressing minor issues like replacing light bulbs, unblocking drains, and repairing doors quickly, we prevent them from becoming major problems. Our focus on efficient maintenance demonstrates our commitment to client and resident convenience and well-being.
Financials
At LKPP, each development has dedicated client bank accounts for financial security. Service charges and ground rents are paid into these accounts, which are used to pay all bills for the management company. Monthly, the accounts are reconciled, and a financial report is available for our clients to view upon request.
Company Secretarial
We act as company secretary for many clients, offering a registered office address for their resident management company. Annually, we fulfill the company secretary duties of completing a confirmation statement for Companies House and lodging statutory accounts.
Communications
We prioritise clear and efficient communication with all leaseholders. We maintain up-to-date contact information to ensure prompt delivery of important documents like service charge demands and AGM notices. For absentee leaseholders, we also keep tenant and agent details on hand to ensure immediate contact for urgent issues, whether legal, contractual, or structural.

Lynsey has been in the property industry for 8 years and has extensive knowledge in all areas of the property business. For the last 4 years Lynsey has been working in a busy Block Management department for Andrew & Co, until recently where an amazing opportunity to purchase the portfolio with long term colleague Kirsty Evans arose. This was the start of LK Property Professionals Ltd.
Outside of work Lynsey loves spending time with her daughter and is a sports enthusiast coaching football for New Romney Youth Football Club where she is also the Club Welfare Officer.
Also proudly supports Norwich Football Club. Someone has to I guess!

Kirsty has been in the property industry since 2016 and has worked in Block Management for the past 5 years. She previously worked for Andrew & Co Block Management division until recently where a fantastic opportunity arose to purchase the portfolio with her long standing colleague Lynsey Carpenter. This was the start of LK Property Professional Ltd.
Kirsty enjoys spending time with her 3 young children and their various clubs and activities certainly keeps her on her toes. She also enjoys reading and gardening and is a huge fan of a daily affirmation. – “Be the hero of your own story”
